Hi, My name is Ann Raab. I am creating Falling Waters because I am rebelling against the idea of going to a “megacare” facility. I do not want to sit at a white-tablecloth dining room at the same time every day or attend canned art sessions, especially when I know I should not be eating prepared food. I also know that I can’t be alone in thinking like this. There has to be a place for my golden years that is unique and worthwhile, filled with people I can travel and play with while squeezing every drop of joy out of life.


Port Townsend is my home, and my legacy in sustainable design tells me it is time for a bold move. We are developing a campus called Falling Waters, focused on housing opportunities for singles and seniors. It offers not only community, but also the chance to hold real equity in a net-positive development.
Fortunately, I have learned an important lesson: If what I offer is a healthy, secure space with no maintenance and the necessary care support, that is enough to free you to focus on your bucket list.

We are also fortunate to be based in what feels like a “utopia” area, that is Port Townsend, Washington. The energy and friendliness of the people who live and work here create a like-minded community. The average age is 59, yet we feel young and vibrant. As a design-builder and the founder of GreenPod, I base these flexible spaces (for one or two people) on regenerative principles to create efficient homes. Our clients value energy savings, low maintenance, and aging in place.


I understand that some people cannot downsize and require two bathrooms and a large kitchen. I get it, but you will not find that here. Instead, we are looking for our “tribe,” those concerned with what is left for the people who follow.


We seek people:

  • Who care about what they put into their bodies.
  • Who feel the energy from a waterfall, a stand of trees in the forest, or waves lapping on a beach.
  • Who notice the difference that clean air, natural products, and well-designed spaces make.
  • Who try cold plunges, salt soaks, and massages, but also love popcorn and old movies. They are game to try it all.
  • Who are not invested in “looking good,” and for whom being right is not that important.
  • Who support greener solutions and participate in community service.
  • Who want to rent, or even invest, in their future.
  • Who value privacy, grounding time, and the ability to follow their own agenda.
  • Who feel beaten down by “the administration,” but still care enough to change it.
  • Who love cooking and tasting with people who have more life stories than any professional chef.
  • Who love having the choice between a fabulous delivered meal or a magical slice of pizza.
  • Who are ready to carpool or take a van to the gym, spa, and pool as we network with the community. They also enjoy electric bikes and free buses.
  • Who are excited about harvesting in our greenhouse or casually grazing in the conservatory.
  • Responsible pet owners whose dogs can run free and socialize with others.


Phase one will be small, an intimate campus and a truly unique development in a field of experiential wonder. Space is limited, and the waiting list has already started.
The campus is envisioned as a symphony of falling water, a harmony of nature, beauty, and sustainability, brought to life through the talents of our local artisans. This is my opus for our golden years.

Residents of Falling Waters will be able to age gracefully without losing independence. Our dwellings are built by GreenPod Design with the age-in-place philosophy, meaning each home is intentionally built for accessibility at all stages of life.

Healthy Homes

The Falling Waters dwellings will be created with completely Non-Toxic and sustainably sourced materials, ensuring the safety and peace of mind of all residents. These dwellings will also be energy-efficient, low-maintenance, and designed with wellness in mind.

Intentional Community

The most important part of any neighborhood is the community that supports it, and Falling Waters is designed with connection at its center. At the Gatheringhaus residents will come together for intergenerational activity programming, optional gourmet meals, meeting rooms with Skype stations, and an interactive rooftop greenhouse.
